We research the competition

Of course we compare your home to other representative properties. Any brokerage can do that and should upfront BEFORE you sign. That is the easy part, and everyone has that technology at their fingertips. Your RBR agent will prepare comparative market analysis (CMA), a report that pulls data from sales activity in our area and offers intelligence on homes similar to yours. The CMA will be used to establish an ideal listing price that both meets your financial needs and appeals to buyers.

What we look for in a CMA

• Representative properties in your area that recently sold and failed to sell, home sold that are currently under contract, and all active listings similar to your home.

• Comparable active listings in your area

We are prepared

At Red Barn Realty of Vermont – we do the market analysis before we even meet you. As locals and community members, we are constantly evaluating the market to understand what buyers are looking for, what buyers are asking of their sellers, how the deals are closing and at what price. We ask many questions, like “What concessions were made? Did they do an inspection? If so, what did it involve? What made the price go up?” Conversely, we ask the tough questions when a deal fails like, “what happened?” We help our clients to identify areas of risk and create a proactive strategy to mitigate those risks. We want you to benefit from our experience, so we do our best to translate the market to make your listing rise to the top.

We get the price right

Pricing is one of the most critical aspects of selling your home. Even with a perfect home, you’ll miss out on potential buyers if the price doesn’t align with the market. Your RBR agent will thoroughly assess your home and optimally price it in relation to market factors and local competition to generate the most interest from buyers and their agents.

We market your home

Everything from print to online ads, we know where to go. Believe it or not in our market, our local newspaper has a tremendous online reach! And online exposure is critical, period. Rare is the buyer who walks into a real estate office to purchase a home. It is estimated that 87% of home buyers use the internet to research, and eventually tour, their next property. The way in which your home is represented online is the most important critical success factor to attracting good buyers.

Your RBR agent will likely capture your property’s most compelling selling points with a professional photographer who can represent the property in its best light. Combined with a virtual tour and aerial video footage, photographs are key to bringing a buyers search from interest to interested! They really help the buyer feel the home virtually. Naturally your RBR agent posts your listing on some of the most popular real estate websites, including realtor.com®, Zillow, Homes.com®, and HomeFinder.com, not to mention the Multiple Listing Service.

Additionally, your RBR agent may schedule and stage open houses and private showings, and other valuable opportunities for potential buyers to tour your home. A broker’s open house allows them to invite their industry contacts to view your property.

Lastly, your RBR agent can facilitate a virtual showing to reach online homebuyers quickly, wherever they are.

Your home will also be shared within our local network of Lamoille county, creating even more opportunities to match your home with interested buyers. By engaging with our network early on, we take advantage of new property availability – increasing buyer interest and driving your home’s value perception for a quicker sale. This is powerful when inventory is low buyers are literally waiting for the next available property.

Negotiate with the buyers

Timing, approach and leverage are just some of the ways we can use negotiation to get you the right price. As is said, we’ve seen most things before and know how to deploy negotiation skills to our Seller’s, and Buyer’s, benefit. We will also work with you to determine the best offer on your home. The best offer is different for everyone and is dependent ultimately on your personal goals. Selling quickly versus selling at the right price can sometimes be diametrically opposed.

Key factors in most offers to consider:

• The amount the buyer is willing to pay

• Mortgage percentage of the offer amount, if any

• Desired closing and move in dates

• Contingencies, such as financing, building / property inspections, such as termite, pest, radon, water portability, well, lead, septic and oil tank, etc.

• Any personal property specifically included or excluded.

If the offers don’t align with your original goals, further negotiations may be necessary to reach terms that are agreeable to you and the buyer. Red Barn Realty is with you every step of the way. This is an important time to stay in close contact with your RBR agent during the negotiation process so that proposed changes can be reviewed and responded to quickly.

Accepting an Offer

Once you have an accepted offer, you are considered “under contract”. From here your posse of experts will surround you. Your agent will work closely with you on writing the contract addendums if necessary, determining down payments required, managing inspection contingency dates and other aspects of the transaction.

A lawyer is advisable to negotiate the sales contract once an offer has been accepted.

What to Expect at Closing

At closing all parties sign the necessary paperwork needed to complete the sale and transfer the title of the property from you the seller, to the buyer, and you receive a proceeds payment.

Nowadays with remote keys and lock boxes, often the proverbial “handing over of the keys” from days past is no longer. Often your RBR agent will assign the passwords or remote key access codes.

Throughout the selling process you are likely to receive competing offers or offers below your asking price. Your Coldwell Banker® affiliated agent will leverage your input and their expertise to negotiate on your behalf, building the strongest possible case for your home to secure top dollar.
